Tetrarch sells former Dublin aparthotel to social housing organisation

Ireland: Investment group Tetrarch Capital has agreed to sell 84 apartments to Clúid, Ireland's largest approved housing body.

Clúid will add the properties in Dublin’s Citywest to its portfolio of affordable social housing as it aims to deliver 2,500 new social housing homes over the coming three years. The 84 residential units, which have undergone a €10 million refurbishment, include 34 one-bedroom apartments, 44 two-bedroom apartments and six three-bedroom apartments.

Tetrarch acquired the property at Westpark in Citywest in 2017 when it was an aparthotel with 80 units spread across six blocks. The company said that all units were in a “very poor state of repair” and many were uninhabitable. It subsequently secured planning permission to convert the six blocks into residential units.

Some 56 apartments have already been transferred to Clúid with the final two blocks comprising 28 apartments due for completion before the end of the year.

Clúid is financing the project through a combination of loans from the Housing Finance Agency and financial support from the Department of Housing, Planning and Local Government.
